How we built it

The building at 6698 68th Ave N in Pinellas Park serves several different audiences: attorneys and consultants want an office, massage therapists want a quiet room, beauty professionals want a studio with plumbing. A single site speaks to all of them the same way and loses all of them at once. So three separate landing pages were built for specific niches — beauty, hair studio and massage — each with its own set of objections and its own offer. All three feed into the main property site.

The landing pages are built on HubSpot and wired into its CRM, so an enquiry lands in the funnel. All four sites share one measurement layer: GTM, GA4 and the Facebook* Pixel, call tracking with dynamic numbers for paid, organic and the Google Business profile, and a single UTM policy.

The decisive choice is to count signed leases. Five funnel events are tracked: enquiry, connected call, booked tour, attended tour and signed lease. Tour and lease data is pushed back into Google Ads and Facebook* as offline conversions keyed on GCLID — without that, the algorithms optimise toward cheap empty leads instead of paying customers.

Advertising runs on two fronts. Google Ads: a new account from scratch, a Search structure on exact and phrase match, brand and competitor campaigns, call-only for direct calls, negative keywords, responsive ads and extensions, Enhanced Conversions and offline conversion import on GCLID. Facebook* and Instagram*: the pixel, audience catalogue, display and video placements, and remarketing to people who reached the form but did not book a tour. Separately, the Google Business Profile: for a local business working within a few miles this is the main source of calls and deserves as much attention as paid search.

The work does not stop at launch: weekly optimisation and a one-page report on the funnel steps. A throttle rule — raise budget where the funnel holds its cost and cut it where it does not. Plus constant search-term review and negative-keyword work, or budget leaks into irrelevant impressions.

The funnel was mapped before launch: enquiry, viewing, lease. Each step became an analytics event, so it is clear where people drop out and where the budget goes. This is the plan the project launched against, not a report of results achieved.

We count leases, not visits. Without pushing offline conversions back into the ad platforms, the algorithms learn to deliver cheap empty leads.

Outcome

The ad accounts learn from real transactions through offline conversions.

A five-step funnel was mapped before launch and wired into analytics. This is the project's plan, not a report of achieved results.
